Volunteers of America National Services closes on its new 52-unit affordable housing development, Rendezvous, for older adults in Montrose, Colo.

MONTROSE, Colo. DECEMBER 12, 2024 – Volunteers of America National Services (VOANS) recently received an allocation of State and 4% low-income housing tax credits (LIHTC) from Colorado Housing and Finance Authority (CHFA) for the development of Rendezvous, VOANS’ fifth development financed with the State LIHTC in Colorado.

Rendezvous will be a development of two adjacent properties into one new affordable housing community; construction of a new 22-unit apartment building and renovation of an existing 30-unit building formerly known as Pavilion Gardens. The development is designed to address the demographic shift of Montrose’s aging population by offering housing options for low-income older adults age 55+ on the western slope of the Montrose community.

The development will feature a variety of modern, energy-efficient units designed to meet the needs of seniors looking for affordable, comfortable living spaces inclusive of a beautiful outdoor commons area among the buildings, raised garden beds, a covered shelter, and a grill. Interior apartment features will include walk-in showers, in-unit washers/dryers, quartz counter tops, and the new units will offer balconies. Additionally, Rendezvous will elevate its energy-efficient affordable housing initiatives with sustainable features that reduce utility costs including high-quality indoor air ventilation system, and energy- efficient light and plumbing fixtures. The community will be certified to Enterprise Green Community 2020, WELL Building, and ENERGY STAR MFNC standards.

Rendezvous is an affordable one- and two-bedroom apartment home community for older adults who earn 30% to 60% of the Montrose County area’s median income, approximately $20,000 to $45,000. Volunteers of America Colorado will provide property and case management services on-site. An on-site service coordinator will connect residents to essential programs and resources in the community, with an emphasis on healthy aging. VOANS is a nonprofit subsidiary of Volunteers of America, created as the sponsor and parent entity for new Volunteers of America housing development projects. VOANS has a long history of operating affordable housing and healthcare communities in Montrose.

VOANS closed on its financing and broke ground for the new development in October. The property will provide a beautiful service-enriched environment for residents to thrive and age in place with dignity. Additional financing will be provided by tax exempt bonds, equity from US Bank, a construction loan from US Bank, the Colorado Division of Housing and support from the Montrose County Housing Authority.
